I have a house that has barn stone for the basement walls?
Is there a way to seal the walls to not let the moister in ,Is there a cement spray I can spray on the barn stone and spray it with a sealer or can i build a wall in front of the barn stone then spray it with sealer. Thank you for you time and trying to help me.
Whatever you do don't use wood framing and fiberglass in the basement. They soak up moisture and grow mold and the 2 mil regular plastic will not do a thing to prevent it.
Don't take my word for it: both Building Science Corp and the U.S. Department on Energy's Building America Best Practices recommendations warn against using them with pictures that really speak for themselves. (I am adding the link to the USDE document on the matter)
Waterproofing coats also do not work well as they do nothing to keep the water from infiltrating the wall or relieve the hydrostatic pressure that pushes the water against the wall. Overtime the buildup pressure will cause the sealant to peel off.
That said, your options will depend, in the first place on the amount of moisture seeping in
If there is a lot of water, leakages, water stains in the wall, puddles on the floor or weeping cracks and mortar joints, you have drainage issues. You need to correct these first by cleaning or installing gutters, extending downspouts, grading the terrain to slope away from the foundation, and installing an interior drain tile with a sump pump. The idea is to keep the ground around the basement as dry as possible, year round.
If it is only minimal seepage you have different options that will depend on what you ultimately plan to do with the basement. Will you be using it for storage alone or will you be finishing it as an additional space?
Depending on how uneven the walls are, you have acrylic wall panels, high performance liners, radiant liners and insulated systems to chose from.
