Exterior House Paint Varieties
The paint on your house's exterior is not just about decoration. Exterior house paint is a protective covering that keeps the underlying surface, whether it be wood or masonry, from being directly exposed to rain and snow. It is this purpose behind paint that makes the number of products available on your hardware store's shelves so confusing.
After all, if it was just color, it would be all about taste. Since color isn't all there is, it's important to know the different types of exterior paint available and what they're for. If you want your paint to last, the most important thing after proper surface prep is choosing the right paint for your needs.
Exterior paints are made up of four basic elements: pigments, binders, additives and solvents. Every finish type has a different blend of these things to make up the paint's specific properties. The binder holds the pigments together and keeps them on the surface, reflecting light. Changes in the amount and type of additive and solvent changes the characteristics of the paint itself; things like protective qualities, paint hardness, mildew resistance, etc. The solvent itself also controls the liquid state of the paint and is what's responsible for how long it takes to dry. Often, the longer it takes the paint to dry (or “soak in”), the longer it will last as well.
The two major types of house paint for exterior are alkyd and latex (water and oil-based). In the main, latex is most often used by non-professionals and is more eco-friendly whereas alkyd paints are usually used by contractors and are easier to spread and spray without blemish.
Most latex paints have a fast drying time and come in a huge variety of color pallets. They are not always as long lived and often require more work to hide the marks of brushes, rollers, or over spray.
Alkyd paints are thicker, using oil as their base. This means they have a longer drying time, but give a better coating. High quality exterior paints for common surfaces such as wood will often be alkyd-based.
Other types of paint that are not as common are also worth considering if you can find them. Elastomeric paints get their name from the flexible, rubber-like quality they have once applied. These are becoming popular masonry finishes, though they were once mainly only for semi-flexible structures (like bridges) to keep the paint from chipping. It is a thick paint that bridges small gaps and will likely hold its finish even if the surface it covers shifts slightly with changes in the seasons.
Another popular alternative is urethane. This paint is used mainly on flooring such as walkways, porches, etc., made from wood. This is a durable paint with a beautiful shine that can set off the wood it covers. Urethane should not be confused with epoxy.
